What affects a commercial cleaning estimate?
A commercial cleaning estimate starts with understanding the building and the work it needs. Square footage matters, but it is only part of the picture. The way rooms are used, their condition and the preparation involved all affect the time needed to clean them thoroughly.
At Aqua, that assessment draws on our owner’s 25+ years of hands-on commercial cleaning experience. During a walkthrough, we connect what we see with what you need, then put the agreed work and price in writing.
The space and how it is used
We look at the facility type, the size and arrangement of rooms, bathrooms, staff numbers and foot traffic. We also notice how crowded the spaces are and whether the floors are hard surfaces, carpet or a combination.
Your expectations help complete the picture. Which areas should we clean? Are there belongings we may move, or equipment we should leave alone? Those details help us assess the labor involved and establish a workable scope.
Existing condition changes the work involved
We look at general cleanliness, fixtures, grout where applicable and areas with heavier soil or buildup. The condition at the walkthrough helps us understand what the job will involve from the start.
It also gives us something specific to discuss. If buildup needs attention, we can identify the affected areas instead of leaving you and the cleaning team with different ideas about what “clean the office” includes.
Preparation can change a floor-care price
Stripping and waxing is a useful example. An open room and a room filled with floor-level items may cover the same area, but preparing them takes different amounts of time.
Movable contents need to be cleared according to the arrangements we make with you. Computers sitting on the floor and cables that need to be kept clear of stripping solution can add preparation time. We discuss who will move what before the work begins.

Frequency affects each visit
With daily cleaning, there may be less mess waiting at each visit. With two or three visits a week, garbage and kitchen mess can accumulate for several days. We account for both the number of visits and the work expected each time when estimating the overall cost.

Know what the recurring price includes
Our written proposal identifies the price, the included tasks and their frequency. It also identifies periodic or additional work priced separately. Supply arrangements and other responsibilities can be recorded according to our walkthrough discussion.
